Washington Residence

New One Family House The Washington Residence is a new construction two-story home. The property’s corner lot condition and 6-foot elevation change presented several design opportunities for this 2,380 sf residence. We were particularly interested in creating a beautiful front and equally beautiful side elevation, as both have a dominate presence on the streetscape.

Our process began with an intense zoning study, which determined the need to request several variances from the town. We usually work toward designing to meet each jurisdiction’s regulations to avoid variance hearings, however, this property’s variance hearing was justifiable since the town’s regulations posed a legitimate hardship: adhering to the site’s side yard setbacks would limit our buildable area to a mere 8’ of width.

The regulations in place state that the maximum residential area for a home on this property can be 2,380 square feet. As such, the program is organized with 1/2 of the area at the second and first floors.

We utilized the existing topographic change to tuck a single-car garage at the basement level which allowed us to capture that square footage on the first floor for living space. The basement also accommodates a spacious recreation room, full bathroom, office and mechanical room.

The first and second floors arrange the serving spaces, (bathrooms, closets, stairs) along the shared wall of the property. The living spaces, with much larger windows, are placed to have better views to the exterior. Upon entering the main floor, the formal living room and the dining room are visible from the front-porch entrance. The floor plan is able to read as a balance between an open floor plan and compartmentalized layout due to our structural system. We designed the structure using engineered joists that span the entire width of the home, which eliminates the need for load bearing walls within the home. As such, the location of all the partition walls are dictated by the architectural intention to define spaces, rather than a structural need to support any loads. A solid wall separates the dining room from the family room to add a sense of privacy to each room, while the kitchen is totally open and flows into the family room.

Upstairs, four bedrooms - including a master with a walk-in closet - and two shared full bathrooms give the owner plenty of personal space. The laundry area is included on this floor for ultimate convenience.

The exterior of the Washington Property is informed by contextual cues from the neighborhood. The stone reads as a solid base from which the residence sits, and its continuity highlights the site’s topographic change. The porch breaks down the scale of the double height volume, while providing a welcoming and attractive entrance. The cohesion of the interior and exterior design elements results in a home that pleases both the client and the community.
